Between Houses: Storage for the Gap Between Closing and Moving In

The gap is the part nobody plans for. You sell on the 15th and you can't move into the new place until the 30th, or the escrow slips a week, or the buyer wants a 60-day rent-back. Suddenly there's a house full of furniture and no house to put it in.

It's one of the most common reasons people call us, and it's a solvable problem — as long as you don't wait until the week before.

The Three Ways People Handle the Gap, and What Each Costs

Option 1: Two moves

Movers load everything into a truck, drive it to a storage facility, unload it into a unit. Weeks later, they load it back out of the unit, into a truck, and into the new house. You paid a moving crew four times to touch the same couch.

This is the default, and it's the most expensive version by a wide margin — plus it's the version where things get damaged, because every extra handling is another chance.

Option 2: Moving company storage

Some movers will hold your goods in their warehouse. It's convenient, and it's normally billed by the week at rates set for people with no other option. You also can't get to anything, and getting it out early usually costs extra.

Option 3: One load, one unload

A container comes to the old house. You load it once, at ground level, on your own schedule. We pick it up and either leave it at our Gardena warehouse or take it straight to the new address the day you can get in. You unload it once.

The furniture gets handled twice instead of four times, and you're paying a monthly rate rather than a per-week storage-in-transit rate.

Two Setups Depending on Your Gap

Short gap, and both houses are close. Container sits at the old place while you load, comes to our yard for the in-between days, then goes to the new driveway. Delivery and pickup are $79 to $109 per trip.

Longer gap, or you're staying somewhere in between. Container is stored at our secure, climate-controlled Gardena facility for the duration — which matters if the gap runs through a summer. At our place: 5x8 $149, 8x12 $269, 8x16 $299, 8x20 $379 per month. Month to month, so a two-week slip doesn't cost you a whole extra billing cycle beyond the month you're in.

Rent-back or a long close. Container stays in the driveway of the house you've sold, if the buyer is fine with it — many are, since it means the place empties out ahead of their move-in. At your place: $99, $199, $279, $299.

The Staging Bonus

If the house is still on the market, this does double duty. Half of what makes a house photograph and show well is having less in it. The container in the driveway takes the extra furniture, the garage contents, and the personal photos off the walls — and it's all right there, not in a facility across town, when the stager wants something back.

What to Keep Out of the Container

Escrow closings have a way of generating urgent paperwork. Keep with you, not in the box:

  • Every document connected to the sale or purchase
  • Passports, birth certificates, titles, insurance policies
  • Medication, chargers, two weeks of clothes, and anything for the kids or pets
  • Tools you'll want at the new place on day one
  • Anything irreplaceable — photos, heirlooms. Those ride with you.

Sizing for a Whole House

Most people underestimate. Rough guide, packed properly: an 8x16 takes most 2–3 bedroom homes and is our most-rented size. An 8x20 takes a full house comfortably. An 8x12 covers a small apartment or condo. A 5x8 covers one room's worth.

If you're between two, go bigger. It costs less than discovering on load day that a third of your things are still on the driveway.

Book Before the Date Is Certain

This is the practical advice that saves people the most stress: call us when the date is soft, not once it's locked. Escrow dates move. We can usually deliver next day, and inside 24 hours when something falls through — but we'd rather be on your calendar than squeezing you in.
